The role of Facilities Operations Manager at HSI is an opportunity to join our team of housing professionals to oversee the operations, maintenance, and capital needs of our affordable housing and residential shelter facilities. This is a leadership position focused on planning, systems development, vendor oversight, and staff supervisionnot hands-on repairs. Reporting directly to the CEO, the Facilities Operations Manager leads a team of Maintenance Technicians to ensure that our properties are safe, efficient, and welcoming environments for our residents and program participants. This is a full time, exempt, onsite position, working out of our Cedar Knolls administrative offices, with frequent travel to our other facilities primarily in the Morristown area.
This role will be responsible for oversight of and participation in:
Operational Oversight and Systems management day to day management and oversight of residential shelter and multi-unit housing facilities including work order management, maintenance and repair related move in/out management and proactive maintenance scheduling.
Vendor and Contract Management sourcing, contract management and oversight for external facility maintenance vendors.
Capital Planning and Project Management - Plan and manage the full scope of facility improvement projects and Capital Needs Assessment planning.
Regulatory Compliance ensure compliance and successful inspection outcomes for all local, state, and federal agencies.
Team Development and Divisional Leadership - Supervise, coach, and evaluate maintenance staff and work collaboratively with property management, program leadership, and administrative staff.
Qualifications:
5+ years of administrative or operational management experience, ideally in facilities, housing, property oversight, or nonprofit environments, including supervisory experience.
Superior attention to detail, verbal, and written communication skills with strong organizational skills
Strong knowledge of housing regulations, building codes, and compliance requirements preferred.
Ability to organize multiple workflows, multi-task on multiple projects, and adapt to changing priorities.
Proactive and deadline oriented.
Must be proficient in Microsoft Office Suite, and willing/able to be trained in other software and mobile applications used in this position.
Ability to read and interpret documents such as work orders, safety rules, operating and maintenance instructions, construction plans and specifications.
Regular and predictable onsite attendance is required for this role including availability to respond to off hours emergencies as needed.
Satisfactory results of periodic background checks
Valid driver's license and reliable transportation. Willing and able to travel between properties owned by HSI and its affiliates.

Full time permanent staff of Homeless Solutions are eligible to enroll in fully paid medical, dental and life insurance coverage plans in accordance with HSI policies. In addition, all staff are eligible immediately upon hiring to participate in a 401k retirement savings plan, including up to a 6% company paid match.
