THE ROLE: The Construction Superintendent is responsible for the full vertical construction process of 7+ projects to ensure projects are completed on time, on budget, and meet all quality, safety, and local regulations. The C onstruction Superintendent must ensure all information is input into the system in real time to allow for an accurate and updated project status.
DAY IN THE LIFE:
- Oversees the vertical construction process for 5-9 projects overseeing each stage of the process from permitting to home delivery (and first-year warranty if required).
- Responsible for all aspects of construction schedules keeping updated and accurate. Ensures trade partners, material deliveries, and inspections meet all requirements and schedules to keep the process on track and on or ahead of timeline.
- Ensures all contractors and partners meet TJH construction standards and jurisdictional requirements adhering to the expectations at every site throughout each stage. Of the build process.
- Acts as the Companys primary representative on the job site with third parties including employees, contractors, trade partners, buyers, and government inspectors and investigators.
- Manages contractors and team members, including initiating and submitting changes approve completed tasks, withholding payments for unsatisfactory or incomplete work; inspects work and approves payment for acceptable work and materials. Manages contract adherence and provides input on contractor and trade partner selection and retention.
- Oversees onsite safety of team members, contractors, trade partners, neighbors, and potential or actual buyers ensuring a safe environment; evaluates safety violations by all stakeholders and exercises judgment to take appropriate action.
- Manages daily schedule of the job to ensure various contractors work continuously to avoid gap time; stages the job by determining the timing and location of material deliveries, sequencing of work and verifying prior work is completed to the Companys high standards before moving to the next stage.
- Meet or exceed established cycle time goals per job to ensure on time and on budget performance.
- May oversee Assistant Construction Managers activities; provides training and feedback to foster their growth and advancement.
- Engages with homeowners during brand/division-required orientations/walks to achieve high levels of customer satisfaction.
- Implements the Companys job site compliance programs and monitors contractor and trade partner compliance with scopes of work and applicable regulations such as building codes, quality standards, environmental laws, and health and safety programs (OSHA).
- Meet or exceed established cycle time goals per job to ensure on time and on budget performance.
- Engages with homeowners during brand/division-required orientations/walks to achieve high levels of customer satisfaction.
- Ensure all adjacent homes to jobsites are kept unobstructed, streets cleaned, and manages noise and meets any neighborhood and town requirement.
- Signs off in partnership with Customer Care on all jobsites when 100% completed to the company requirements and ensure ready to stage.
WHAT YOULL NEED:
- Minimum of 3-5 years of related experience (including scheduling and production of all phases of residential construction)
- High school diploma or GED required, college preferred.
- Valid Driver's License
WHAT WILL SET YOU A PART:
