The Project Manager works independently and as part of the Construction team to expertly shepherd our Clients and Design Partners through the construction of complex, large-scale, residential new construction and renovation projects.

Drive Project Team Decisions (RFIs, Submittals, Selections and Change Orders) and Trade Partners to deliver on-time projects

Document, organize, and communicate accurately and consistently with our Clients and Design Partners to create a Raving Fan experience

Tasks:

Run outstanding Weekly Update meetings with the Clients and Design Team. Includes managing the calendar event, aggregating team-wide agenda items, compiling excellent meeting agendas and meeting minutes, and managing the Action Item list (items, owners, due dates)

In conjunction with the Weekly Meeting, distribute timely and accurate project documents including long range schedule update, 2-week look ahead schedule, and Change Order log

Actively participate in Weekly Project Manager / Project Coordinator sync up meeting

Manage overall Gantt project schedule, including critical path, predecessors and 2-week look ahead

Manage Change Order and Selection/Design impact on overall Project Schedule and contingency days

Determine Change Order Scopes of Work, coordinate with Project Coordinator to develop pricing, and facilitate getting formal documentation and signatures with PC. Team with PC to execute Change Order scopes in the field

Request, review, redline and manage the Shop Drawing submittal process with Trade Partners, Design Team and Clients. Re-bid work as needed, as a result of Shop Drawing process and verify all installed work matches approved Shop Drawings

Verify takes-offs, specifications and bids for Construction Materials and purchase

Prepare and submit Submittals and track Submittal progress and revisions with Clients and Design Team

Produce and submit Samples in the field

Produce and submit Mock-Ups in the field

Team with Project Coordinator, to prepare, submit and track to closure RFIs to the Design Team

Ensure all RFIs that require a Change Order get processed promptly and accurately through our Change Order procedure

Own and Manage the Project Budget, including: managing our Committed Costs via Approving Bids, Updating Purchase Orders, modifying our Committed Costs via Variance Purchase Orders, and verifying all Purchase Orders against approved Trade Partner bids

Review, code and approve all Trade Partner invoices for accuracy and payment

Review, code and approve all project related credit card charges

Manage the backcharge and invoice dispute procedures with our Trade Partners

Monitor and manage our grippage/slippage, by cost code and actively monitor our contingency budget

Direct and manage our Trade Partners onsite

Execute construction material take-offs

Provide technical troubleshooting and guidance to our Trade Partners onsite

Establish benchmarks and critical datum lines onsite

Ensure all products and materials are installed per Architectural plans, specifications, code and manufacturers recommended installation guidelines

Inspect and confirm all projects built in strict accordance to structural drawings and details

Host and participate in team wide (PM, PC , Director of Construction) Quality Control walks at various construction phases (pre-pour, framing, etc.)

Schedule and pass all required municipal and 3rd party inspections and facilitate (with PC) logging of documentation

Schedule and confirm all required surveys and logging of documentation

Host and participate in Design Team punch walks

Host and participate in Client punch walks

Report and communicate open punch item reports to Design Team and Clients and drive open issues to closure

Complete daily job log, including adequate progress photo logging

Ensure The Book (as-builts) are thorough and accurate to ensure quality hand-off to HomeCare department

Facilitate HomeCare introduction and hand-off to Client

Ensure Zero Punch List hand-off to Client and give HomeCare a clean slate
