The Senior Project Manager (SPM) is a key leader responsible for the overall success of complex and high-impact construction projects, typically ranging from $25M to $100M+. This role leads all phases of project lifecycle managementpreconstruction, budgeting, scheduling, procurement, field operations, financial forecasting, client relations, and closeoutwhile mentoring project teams and ensuring delivery that aligns with XL Constructions quality, safety, and business objectives. In addition to core execution responsibilities, the SPM plays a critical role in project pursuit , business development , and client relationship management , partnering closely with the Executive and Preconstruction teams to grow existing accounts and position XL for future work Key Responsibilities Project Leadership & Execution
- Oversee multiple projects or a single large-scale, complex project from pursuit through completion.
- Lead all aspects of preconstruction planning, including budgets, schedules, logistics, and risk mitigation.
- Direct project delivery teams including Assistant Project Managers, Project Engineers, and Superintendents.
- Serve as the primary contact for clients, architects, and consultants; foster long-term partnerships and ensure exceptional client service.
- Drive project safety culture in coordination with the field team and Safety department.
- Partner with Market Leads and Preconstruction to support go/no-go assessments and proposal development.
- Lead or support interviews and presentations during project pursuits to win new business.
- Maintain strong relationships with clients, consultants, and industry stakeholders to secure repeat work and referrals.
- Actively contribute to strategic account planning and post-project client debriefs to assess satisfaction and identify growth opportunities.
- Develop and maintain comprehensive project budgets and schedules; ensure alignment with client expectations and contract terms.
- Lead the negotiation, issuance, and management of subcontracts and purchase orders.
- Oversee cost control, forecasting, and monthly reporting with a strong focus on margin preservation.
- Manage all change orders and support dispute resolution with subcontractors or clients.
- Mentor and develop project staff; support professional growth through coaching and performance feedback.
- Partner with Preconstruction, Field Operations, and Executive Leadership to ensure project alignment with strategic goals.
- Facilitate internal and external meetings to ensure open communication and accountability.
- Ensure all project documentation is current and properly archived.
- Coordinate final inspections, commissioning, and turnover to the client.
- Manage punch list resolution and project demobilization.
- 812+ years of progressive project management experience in commercial construction.
- Proven success leading projects of $25M+ in sectors such as Life Sciences, Education (DSA), Healthcare (HCAI/OSHPD), Mission-Critical, or Corporate TI.
- Demonstrated ability to lead client-facing engagements and contribute to business development strategy.
- Strong knowledge of construction operations, contract management, financial reporting, and risk management.
- Proficient in construction management platforms (Procore, Bluebeam, Microsoft Project or P6) and MS Office Suite.
- Bachelors degree in Construction Management, Civil Engineering, Architecture, or related field preferred.
