Project Designer

With preliminary direction of the Senior Project Designers and Directors, implement projects design vision from concept through completion of construction by analyzing client needs, critical design thinking, design iterations, creative problem solving, technical design development, and constructability for small and large scale residential design projects including ground-up construction, renovations, and additions; assist and contribute to proposal writing for new projects with understanding of project process, timeline, budget, and fees accounting for office staffing and scheduling; oversee project through all phases from concept to construction, including design development, bidding, value engineering, special approvals required based on city jurisdiction, permitting, construction documentation, construction administration and obtaining certificate of occupancy; assist and contribute to design exercises, RFPs and collaborate with teams working on project typologies like commercial, mixed-use, retail, competitions to assist with project development; engage in design ideation and iteration for project design concepts to advance exemplary form making, materiality, innovation, and overall experience and maintain connection with the project's big idea and goals; produce clear and cohesive design presentations for client meetings with digital models, renders, drawings, and details using building information modeling software Revit, AutoCAD, Sketchup, Rhino, InDesign, Illustrator, Photoshop, Lumion, Enscape, and hand sketches; prepare physical site models and building study models using fabrication methods like laser cutting, 3D printing, and CNC milling; prepare drawings packages for permits, bidding, and issuing for construction, including site plans, floor and roof plans, demolition plans, reflected ceiling and finish plans, sections, elevations, wall sections, details, materials, finish and fixture schedules egress, life safety, accessibility, code compliance while maintaining technical accuracy and drawing quality; analyze and solve issues during construction based on field conditions, make study models and detail sketches to propose feasible and creative solutions; prepare 3d models to evaluate sun exposure for energy efficient design using Climate Studio; produce cost comparison worksheets for vetting base bids from multiple contractors during bidding phase; work with the client and project team to specify products, materials, specs and finishes with accuracy to translate into interior elevations and finish schedules; lead project team discussions and meetings to provide recommendations when revisions from government agencies, planning officials, clients and other stakeholder groups are necessary and translate clients functional and spatial requirements for site and structures into conceptual design solutions; research local codes and regulations tailored to each project and coordinate with expeditors and agencies with jurisdiction to obtain building permits and approvals;prepare for consultant meetings in advance, lead coordination with all consultants including MEP, Structural, Landscape, Civil, Utility, AV, Security, Lighting Designers, Interior Designers, and Procurement to incorporate all trades for coordinated design; review consultant drawings and sketches for architectural coordination to analyze each room for conflict and clash detection and to solve technical issues of design relating to structural, mechanical and plumbing elements like ducts, beams, pipes, light fixtures; lead construction administration including weekly site visits with the general contractor, prepare meeting minutes, manage and assist in all RFI responses, submittal reviews, issue sketches, bulletins, and field reports to facilitate a smooth construction process; develop workflows and documentation systems using specialized knowledge to facilitate design output; update drawings and specifications and keep track of changes based on client meeti gs, field conditions and project progress through all phases; maintain an organized material tray of control samples and finishes in the project to facilitate smooth review and approval of mockups during construction; review and approve shop drawings from all sub-contractors prior to order, fabrication and installation; manage all project logs for RFIs, submittals, internal and external sketches with received and returned dates, status and action items; prepare project schedule overview and coordinate kickoff meetings with client, consultants and contractors to address project goals and timeline; manage and monitor project schedule, team task allocation, staffing, milestones, deliverables and quality of drawing set and model, technical development and implement design updates to advance established project aspirations and goals; work with
