Summary
The Superintendent - Tenant Improvement (TI) is responsible for the daily operations of the job site, specifically within the scope of interior renovations and tenant improvement projects. This includes oversight of scheduling, productivity, procurement of materials, manpower, equipment, quality, and safety. The Superintendent supervises all direct labor on assigned projects and manages subcontractors and vendors to ensure successful project execution and client satisfaction.
Duties and Responsibilities
- Embodies the Structure Tone Southwest culture by delivering predictable outcomes for internal and external teams, as well as clients.
- Leads with integrity by promoting honesty, unity, safety, and quality on every job site.
- Reviews project specifications and plans construction procedures with focus on TI phasing, schedule, and site logistics, determining staffing and sequencing requirements.
- Collaborates with the Project Manager to develop project schedules and utilizes look-ahead schedules to drive proactive planning and avoid delays.
- Leads pre-construction meetings and ensures alignment between site teams and subcontractors before mobilization.
- Manages procurement and timely delivery of tools, equipment, and materials to meet project milestones.
- Serves as the primary point of contact for construction activities on site, facilitating communication between field staff, subcontractors, clients, inspectors, and other stakeholders.
- Coordinates subcontractor activities, confirms alignment with scopes of work and TI-specific requirements (e.g., occupied spaces, building hours, noise limitations).
- Conducts routine site walks to verify adherence to drawings, specifications, quality standards, and schedule.
- Proactively addresses field challenges, working with trade partners and design teams to resolve issues.
- Supports the Project Manager with progress tracking and updates to the Project Management Plan (PMP).
- Enforces Structure Tone Southwest policies regarding safety, quality, ethics, and compliance.
- Maintains detailed daily reports and documentation of jobsite activities.
- Performs other related duties as assigned.
Qualifications
- Bachelor's degree in construction management, engineering, or related field; or equivalent field experience (minimum 5 years in commercial construction, including at least 3 years focused on tenant improvement projects).
- Deep knowledge of interior renovation practices, sequencing, and site coordination within existing/occupied buildings.
- Strong understanding of building codes, ADA compliance, and means and methods specific to TI work.
- Ability to read and interpret blueprints, shop drawings, and submittals with a critical eye toward constructability and phasing.
- Experience managing subcontractor trades across multiple disciplines, including drywall, MEPF systems, millwork, flooring, and finish scopes.
- Skilled in daily planning, resource allocation, and subcontractor coordination.
- Effective communicator and collaborative team leader who fosters a strong jobsite culture.
- Proficient in construction technology; CMiC experience preferred.
