Garfield, Midland, TX Job Summary The Central Plant Foreman performs skilled, journeyman-level work to lead the operation, maintenance, and repair of campus-wide HVAC systems. This includes chillers, boilers, cooling towers, pumps, and related infrastructure. The role ensures optimal system performance, safety, and compliance with environmental standards. The Foreman maintains a positive attitude and communicates effectively with colleagues, supervisors, staff, faculty, and students. Required Qualifications High School diploma or GED Four years minimum experience in a facility of comparable size and complexity HVAC Level 3 certification Advanced skills in mechanical, HVAC, and electrical equipment, including troubleshooting, repair, and installation Ability to safely operate powered equipment such as HVAC tools and equipment, saws, drills, and diagnostic instruments, with the ability to select the appropriate tools for specific tasks Knowledge of safety protocols, including lockout/tagout procedures, personal protective equipment (PPE), and hazard recognition in a central plant environment Proficiency in using computer systems for monitoring HVAC controls, generating reports, and basic data entry Must possess a valid Texas Driver's license, good driving record, and be insurable on Midland College's insurance policy Preferred Qualifications Associate's degree or higher in HVAC technology, mechanical engineering, facilities management, or a related field Universal EPA certification Four years experience in a facility of comparable size Familiarity with building automation systems (BAS) Essential Functions Perform journeyman-level work related to the operation, installation, inspection, modification, remodeling and repair of boilers, chillers, cooling towers, pumps, blowers and all ancillary equipment associated with central utility plant operations, including satellite plants Monitor and operate chilled water and heating equipment utilizing computerized controls and produce reports on system performance, energy use, and anomalies Maintain temperature and comfort zones in buildings; investigate and resolve temperature-related complaints through adjustments and diagnostics Perform daily water analysis of cooling towers, log results, and implement chemical treatments to prevent corrosion, scaling, and biological growth Establish priorities for physical plant and schedule preventative maintenance Schedule and coordinate work assignments with MC personnel and subcontractors Ensure regular inspections of HVAC equipment campus-wide and ensure that maintenance of HVAC equipment is performed correctly and in a timely manner Adjust, calibrate, and troubleshoot thermostats, receiver controls, and pneumatic equipment on associated VAV's air handlers and boilers Perform routine maintenance and repairs on HVAC equipment and produce PM reports Assist with annual cleaning, inspection, and repair of cooling towers and chillers Maintain and replace belts, overloads, safeties, motors, electrical and pneumatic controls, air compressors, and plumbing on all mechanical equipment associated with HVAC Perform miscellaneous repairs to equipment and devices, as needed Assist with fire alarms and emergency response situations when needed Ability to read blueprints, schematics, and technical documents Participate in on-call rotation with maintenance technicians Report all issues and submit monthly reports to the Associate Director of Maintenance and Grounds and Director of Facility Operations Other duties as assigned Physical Demands Frequently lifts equipment weighing up to 75 pounds across campus Frequently ascends/descends ladders and stairs to service HVAC equipment Must be able to remain in a stationary position for long periods of time as needed to fix HVAC equipment The person in this position needs to frequently move or drive to locations on and off campus The person in this position frequently communicates with others; must be able to exchange accurate information Specific vision abilities required by this job include close vision, distance vision, color vision, and the ability to adjust focus Ability to operate motorized equipment Use of manual dexterity Frequently works in indoor and outdoor weather conditions Security Sensitivity All Midland College positions are security-sensitive and subject to Texas Education Code 51.215, which authorizes the employer to obtain criminal history record information.
