Project-Based Role: This is a project-based position with an anticipated duration of 2+ years.
Location: Santa Fe, NM preferred, remote work available at Denver, CO; Las Vegas, NV; Houston, TX; Dallas, TX; New York, NY; or Los Angeles, CA.
Compensation: The salary range for this position is $78,489 to $105,960. Compensation is based on location and experience.

Job Summary:
The Facility Operations Manager is a critical role responsible for ensuring the maintainability and efficiency of complex facilities that house our immersive art exhibitions. This role demands a deep understanding of how to maintain large-occupancy public buildings, preferably in immersive entertainment, museums, or performing arts. As a member of the Quality & Standards team, this role contributes to the positive experience of guests and employees alike.
Job Responsibilities:
Facility Maintainability: Ensure maintainability of all facility systems and infrastructure throughout the design process for all new exhibitions through design reviews. Serve as a representative of the future facility maintenance team, ensuring ease of maintenance and efficiency of systems.
Maintenance Program: Write a detailed maintenance program for all facility systems, equipment, and components for new exhibitions. Develop PM duty cycles, procedures, and SOPs.
Quality Assurance: Ensure quality of handover documentation from all facility partners, attend all training sessions and handover walk-throughs.
Quality Audits: Conduct annual audits at each exhibition, focusing on facility and custodial infrastructure and systems. Produce audit report with recommendations and share with stakeholders.
Interviewing, Hiring, Onboarding: Vet candidates for Facility Manager, Building Maintenance Engineers, Custodial Lead, and Custodial Team. Participate in interviews and make recommendations for hiring. Lead onboarding efforts for Facility and Custodial teams.
Support and Troubleshooting: When Exhibition Facility Managers run into hurdles, assist them with recommendations based on industry best practices, internal lessons learned, preferred vendors, and quality standards.
Operating Standards: Develop, publish, and train internal standards for operational requirements.
CMMS : Ensure naming and categorical consistency for facility asset management in Meow Wolfs chosen CMMS. Analyze facility tickets routinely to predict future failures and find efficiencies.
Replacements and Upgrades: Run projections for the needs of aging exhibitions and assist teams with planning and estimating large scale replacements or upgrades to facility systems.
Research and Development: Stay abreast of emerging technologies and industry trends, identifying opportunities to improve our facility infrastructure. Particular focus on environmental impacts and future cost impact of design choices.
Qualifications:
Education: Bachelor's degree or equivalent professional experience in Facility Management or Facility Systems Design. Proficiency in the maintenance of facility and MEP systems.
Experience: 3+ years of experience in reviewing facility systems design to ensure maintainability, efficiency, and low cost of ownership in the design process.
Design Experience : Experience working in multiple project phases; Design, Production, Installation, and Turn-Over. Experience in all phases is preferred. Familiarity with creative processes and design phases. Experience collaborating with Architects, Facility Design Managers, and MEP design partners on creative projects.
Software Proficiency: Proficiency in Revit or Navisworks to review design documentation. Expertise using Bluebeam and other Construction Management tools to track design and field delivery. Experience building and defining CMMS systems and analyzing data.
Creative Problem-Solving: Ability to approach challenges with creativity and innovation, developing unique solutions that meet the specific needs of each exhibition.
Communication Skills: Excellent communication and interpersonal skills, with the ability to collaborate effectively with diverse teams. Experience preparing detailed reports and executive level presentations.
Passion for Immersive Art: A genuine enthusiasm for the intersection of art, technology, and architecture, with a desire to contribute to the creation of groundbreaking immersive experiences.
Standards: Familiarity with international standards, permit requirements, and building codes. Experience writing and developing standards and SOPs.
Sustainability: Experience implementing sustainability best practices into operations.
Safety: OSHA 30 Certification
Work Environment and Physical Demands

Work Environment:
This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and scanners. This position will also work in an indoor setting with exposure to noisy environments, dim lighting, strong visual effects including strobing lights, special effects, fog machines and small and/or enclosed spaces.
Physical Demands:
The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. Physical ability to walk, stand, take stairs/slides/elevators, and navigate the elements during the day and night. Employee may be required to remain in a sitting or standing position for prolonged periods, and repeat motions that may include the wrists, hands, and/or fingers. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus. Must be able to lift up to 25 pounds at times.

Work Schedule:
This is a full-time position that requires the ability to work a flexible schedule. Occasional evening and weekend work may be required as job duties demand.
Supervisor Responsibilities:
This position does require supervisory responsibility.
Travel (subject to change)
Regular travel to exhibitions and other locations to train staff and oversee upgrades
Occasional last minute travel to an exhibition location in the case of a facility emergency
Frequent and/or extended travel to project sites for new exhibitions during critical installation milestones.
