POSITION DESCRIPTION

A Traveling Superintendent is a construction professional with 3-5 years' experience in the trades who is in charge of organizing the overall construction and management of building projects. Work involves supervision of skilled workers and subcontractors in one or more crews assigned to individual projects. Work is performed under the general direction of a project manager and is subject to periodic review for quality, efficiency, work methods and following company policies. Crew size can range from 10 - 100, and project duration can range from 1 month to 1 year plus. The Superintendent's performance is measured through Key Performance Indicator's (KPI's) to contribute to the overall success of the company.

DUTIES AND RESPONSIBILITIES

PLANS AND SPECIFICATIONS
Knows the project plans and specifications better than anyone.
Management of the complete set of onsite plans, specifications, RFI's and submittals and update/slip-sheet the new information as soon as it becomes part of the project.
Responsible for managing, through the Subcontractors, the "red-lining" of all plans during construction to ensure we provide a complete "as-built" set upon completion of the project.

PROJECT SCHEDULE
Complete ownership of the project schedule and the accuracy of the 3-Week Look Aheads.
Utilize the up-to-date 3-Week Look Ahead as a management tool at every weekly Subcontractor meeting. Subs are to have printed or digitally distributed versions prior to each meeting.
Precise knowledge of what is happening each day and the coming week and must also know how to make adjustments when thrown a "curveball".

SUBCONTRACTOR MANAGEMENT
In depth knowledge of the Scope of Work (SOW) for each Subcontractor better than the Subcontractor does. Superintendent only works off of the executed contract, no exceptions. The Scope of Work exhibits for each Subcontractor must be onsite in the superintendent binder and accessible in the job files.
Responsible for scheduling and managing the Subcontractor meeting and distributing the meeting minutes within 24 hours after each meeting concludes.
Proactively communicate from the 3-Week Look Ahead to hold Subcontractors accountable regarding when they are to be on site and hold them to their contractual agreement during the duration of their Scope of Work per the signed subcontract and approved change orders.
Coordinate with all Subcontractors when a task requires multiple Subcontractors to get their installations accomplished at the same time. The superintendent does not give direction on "means and methods", but direction on the coordination to ensure activities meet the project schedule.

ONSITE CHANGE MANAGEMENT
Identify all issues and gaps in the plan documents, prepare RFI's to gather responses and then track all changes to "Capture" any and all extra work, time and money on the project.
Review all approved changes with the Subcontractors and consider how the approve changes affect the project schedule.
Provide approved change orders in an updated 3-Week Look Ahead and in the overall project schedule.
Verify that all approved change orders are being implemented correctly and per the updated project schedule and drawings.

SITE SAFETY MANAGEMENT
Hold all who are on site accountable to the project safety requirements without fail.
Review, in detail, the Toolbox Talk safety topic each week in the Subcontractor Meeting.
Oversee all daily activities and that all OSHA safety requirements are being met.

EXPERIENCE REQUIREMENTS
5 Years of SOLID Commercial Superintendent Experience or working knowledge and managing multiple subcontractors within a project on midsize and specialty commercial building projects
Strong knowledge in computer software (Word, Excel, Outlook, Project, Procore, Takeoffs)
Ability to handle multiple projects and customers simultaneously; exceptional organizational skills are required and the ability to meet designated deadlines is critical.
Excellent organizational skills and organizational responsibility. Ability to estimate, build schedules, read construction plans, do takeoffs, organize project lists quickly and efficiently.
OSHA 30 Card
Valid Driver's license
