Position Description
Advertised Job Summary
Supervises a comprehensive planned and corrective maintenance program relating to facility maintenance in assigned buildings for a second shift including carpentry, electrical, mechanical, HVAC, and plumbing functions that serve the facilities occupied by the Department of Justice.
Job Related Minimum Required Education and Experience
Requires job related accreditation from a technical school or an applicable skilled trades program and 4 or more years of job related experience, which may be substituted by an equivalent combination of job related certification, training, education, and/or experience.
Required Certification, Licensure/Other Credentials
Must be able to complete a National Agency Check with Inquiries (NACI).
Driver's License
Preferred Qualifications
High school diploma and 7 years experience in specialized trades area; or in a diversified building or vehicle maintenance, or construction activity. Valid Driver's License.
Knowledge/Skills/Abilities
- Must have the ability to lead by example, solve problems, take initiative to provide services, develop strong customer relationships, measure cost and performance, keep accurate records, communicate effectively, develop proper procedures, define actions to resolve specific problem situations, communicate to management, and prepare reports.
- Must be able to plan, direct and review the work of subordinates.
- Must possess good leadership abilities, good interpersonal skills and the ability to interface and work well with subordinates, peers, outside departments and other business professionals.
- Must have ability to operate computer systems and their respected software for providing facility management reports.

- As a working supervisor, establishes, maintains and monitors a comprehensive planned and corrective maintenance schedule for constant reliable operations relating to all maintenance including carpentry, electrical, mechanical, HVAC , and plumbing functions in assigned buildings by planning, inspecting, verifying, communicating, and troubleshooting facility maintenance issues.
- Estimating time and associated costs of service work;
- Assigning work orders;
- Communicating with the DOJ staff;
- Ensuring that corrective measures have been provided for all identified facility problems or concerns;
- Developing and maintaining strong customer service practices including customer involvement, communication, notifications, and process reviews;
- Ensuring that all trades maintenance activities are well-planned, delivered and completed in the safest and most effective manner possible; and ensuring that systems are in safe working order and are compliant with national and local codes and regulations while exhibiting a professional demeanor.

- Supervises maintenance personnel in assigned buildings that are responsible for maintaining the carpentry, electrical, mechanical HV AC, plumbing and painting functions by assigning specific maintenance duties to employees in accordance with their individual capabilities and job classifications;
- Ensuring that employees plan and schedule work with customers on a weekly basis;
- Reviewing their work assignments and holding them accountable to satisfactory performance; monitoring labor hours and materials expended; ensuring that work tasks are performed in a safe, productive, and cost effective manner;
- Providing direction, leadership, motivation, and on the job training;
- Completing Employee Performance Management System documents;
- Ensuring the accurate submission of daily time sheets and records on all scheduled and maintenance tasks performed;
- Reviewing, verifying, and submitting labor sheets and leave slips while using various computer equipment and software.

- Communicates with building occupants, DOJ leadership and other department staff in assigned buildings on a regular basis, bringing in upper management when necessary, in order to provide support, research issues, and enhance the image of Facility Services with University personnel by providing a sense of immediate customer service, solving problems, building rapport, gathering necessary information, and giving maintenance guidance and advice.

- Assists with the Facility Services inventory control by monitoring, ordering, receiving and verifying maintenance supplies, materials, and tools from Consolidated Supplies and outside vendors following established procurement policies and procedures.

- Provides information for management review and reporting including incidents, work orders, supply and equipment needs, disciplinary actions, and position management information in order to provide work management with necessary planning and scheduling information, to keep management informed of incidents, issues, and needs;
