The LANSCE Facility Operations (LANSCE-FO) group is seeking a qualified Building Manager 2 (BM2) to oversee and support daily operations of assigned technical facilities. This role plays a key part in ensuring safe, compliant, and efficient facility management, while directly supporting mission delivery.

As a Building Manager 2, you will coordinate operational and maintenance activities, monitor and manage building systems, and act as the primary liaison with facility tenants. You will also work closely with engineering, maintenance, and environmental/safety teams to support project execution, operational readiness, and compliance with institutional requirements.

Key responsibilities include:
  • Coordinating day-to-day facility operations, including HVAC, mechanical, electrical, and plumbing systems.
  • Conducting facility rounds, equipment inspections, and responding to abnormal conditions.
  • Managing Facility Service Requests (FSRs) and Equipment Service Requests (ESRs) using CMMS tools (Asset Suite, MSR, MWP, FSR).
  • Ensuring compliance with Conduct of Operations (P315), safety regulations, and environmental standards.
  • Supporting Lockout/Tagout (LOTO) program as designated lock coordinator.
  • Planning and executing moderately complex maintenance and project work.
  • Reviewing operational data and initiating corrective actions where needed.
  • Contributing to the Annual Maintenance Work Plan and tracking facility health indicators.
  • Communicating regularly with tenants and support teams to ensure alignment and safe work execution.
  • Providing mentorship to junior facility personnel and contributing to continuous improvement initiatives.


What You Need

Minimum Job Requirements:
  • Knowledge of mechanical and electrical building systems, including HVAC, boilers, compressors, and heat exchangers.
  • Experience managing maintenance activities and supporting configuration management.
  • Familiarity with safety, security, and environmental compliance requirements.
  • Strong ability to interpret technical documentation such as blueprints, P&IDs, and schematics.
  • Proficiency in CMMS platforms for tracking and reporting facility data.
  • Effective communication and coordination skills across diverse teams and stakeholders.
  • Ability to identify operational issues, implement corrective actions, and support project execution.

Education/Experience : Bachelor's degree in engineering, facilities management, or related technical field and 3 years of directly related experience; or an equivalent combination of education and experience.

Desired Qualifications:
  • Experience with LANL-specific systems and procedures, including P315 and Integrated Work Management (P300).
  • Familiarity with applicable standards such as OSHA, NFPA, and NEC.
  • IFMA, BOMI, or similar facility management certification.
  • Experience supporting cross-functional work with engineering, environmental, and programmatic teams.

Essential Job Functions (can perform with or without reasonable accommodation): Must be able to climb ladders, walk long distances, and lift up to 30 lbs.

Work Environment

Work Location: The work location for this position is onsite and located in Los Alamos, NM. All work locations are at the discretion of management.

Position commitment: Regular appointment employees are required to serve a period of continuous service in their current position in order to be eligible to apply for posted jobs throughout the Laboratory. If an employee has not served the time required, they may only apply for Laboratory jobs with the documented approval of their Division Leader. The position commitment for this position is 1 year.

Additional Details

Directive 206.2 - Employment with Triad requires a favorable decision by NNSA indicating employee is suitable under NNSA Supplemental Directive 206.2. Please note that this requirement applies only to citizens of the United States. Foreign nationals are subject to a similar requirement under DOE Order 142.3A.

Clearance: Q (Position will be cleared to this level). Selected applicants will be subject to a background investigation conducted by or on behalf of the Federal Government, and must meet eligibility requirements* for access to classified matter. This position requires a Q clearance. and obtaining such clearance requires US Citizenship except in extremely rare circumstances. Dependent upon the position, additional authorization to access classified information may be required, which may or may not be available to dual citizens. Receipt of a Q clearance and additional access authorization ultimately is a decision of the Federal Government and not of Triad.

*Eligibility requirements: To obtain a clearance, an individual must be at least 18 years of age; U.S. citizenship is required except in very limited circumstances. See DOE Order 472.2 for additional information.

New-Employment Drug Test: The Laboratory requires successful applicants to complete a new-employment drug test and maintains a substance abuse policy that includes random drug testing. Although New Mexico and other states have legalized the use of marijuana, use and possession of marijuana remain illegal under federal law. A positive drug test for marijuana will result in termination of employment, even if the use was pre-offer.

Regular position: Term status Laboratory employees applying for regular-status positions are converted to regular status.

Internal Applicants: Regular appointment employees who have served the required period of continuous service in their current position are eligible to apply for posted jobs throughout the Laboratory.
