Client is seeking a highly organized and detail-oriented Tenant Improvement Project Manager with 3-5 years of commercial construction experience, ideally focused on office building build-outs. This role requires a motivated self-starter who can manage multiple commercial tenant improvement projects from inception through completion, ensuring on-time and on-budget delivery while maintaining the highest quality standards. The ideal candidate thrives in a collaborative, social office environment and demonstrates strong leadership skills, managing teams with professionalism and camaraderie.
Key Responsibilities:
Manage and oversee commercial tenant improvement projects, including suite build-outs, from start to finish.
Maintain and update a database of pricing for tenant improvement projects.
Conduct detailed inspections and walkthroughs of existing spaces.
Lead contractor and subcontractor selection and negotiate work scopes.
Obtain necessary permits and ensure all construction schedules are accurate and adhered to.
Coordinate efforts between space planners, leasing representatives, customers, and vendors.
Maintain effective communication channels within project teams and with external stakeholders.
Prepare detailed project scopes and cost estimates for leasing and approval processes.
Monitor project progress, quality, and budget; troubleshoot and resolve issues
Proactively.
Supervise subcontractors and self-performed work, ensuring compliance with project standards.
Oversee all inspections, including progress and final approvals.
Manage project documentation, including punch lists, change orders, invoices, and payments.
Assist property managers with renovations and repairs as needed.
Implement quality control procedures and cost-saving initiatives.
Ensure customer satisfaction by providing clear communication and timely project delivery.
Utilize Microsoft Excel, Word, and other software to track project status and reporting.
Qualifications:
Bachelors degree in Construction Management, Construction Engineering, or related field preferred.
3-5 years of progressively responsible COMMERCIAL REAL ESTATE CONSTRUCTION experience, particularly in tenant improvements.
Strong knowledge of commercial building systems including HVAC, plumbing, electrical.
Proven leadership experience with the ability to supervise teams effectively.
Excellent organizational, communication, and problem-solving skills.
Ability to manage multiple projects simultaneously and meet deadlines.
Proficient in Microsoft Office Suite.
Must be a team player who works collaboratively in an office environment.
