Construction Project Manager

Built Construction is seeking a highly motivated and experienced Construction Project Manager to oversee and manage all aspects of our high-end residential construction projects from pre-construction through final completion and client handover. The ideal candidate will possess a strong understanding of luxury home building, exceptional organizational and communication skills, and a proven track record of successfully delivering complex projects on time and within budget while maintaining the highest standards of quality.

Responsibilities:

• Project Planning & Pre-Construction: Collaborate with clients, architects, designers, and internal teams to define project scope, goals, and deliverables.
• Develop detailed project schedules, budgets, and resource allocation plans.
• Manage the permitting process and ensure compliance with all relevant regulations and codes.
• Develop and manage subcontractor bidding processes, including pre-qualification, bid analysis, and contract negotiation.
• Establish and maintain clear communication channels with all stakeholders.
• Project Execution & Management: Oversee all on-site construction activities, ensuring adherence to plans, specifications, and quality standards.
• Manage and coordinate subcontractors, suppliers, and vendors.
• Proactively identify and resolve project challenges, conflicts, and delays.
• Conduct regular site visits and progress meetings, providing detailed reports to stakeholders.
• Monitor project budgets and schedules, implementing corrective actions as needed.
• Ensure strict adherence to safety protocols and maintain a safe working environment.
• Manage change orders effectively, ensuring proper documentation and approvals.
• Quality Control & Client Relations: Implement and enforce rigorous quality control procedures throughout the construction process.
• Conduct regular inspections to ensure workmanship meets our high standards.
• Serve as the primary point of contact for clients, fostering strong relationships and ensuring their satisfaction.
• Manage client expectations and address any concerns promptly and professionally.
• Conduct regular client walkthroughs and manage punch list completion.
• Project Closeout: Oversee the completion of all project closeout documentation, including warranties, as-builts, and lien releases.
• Manage the final inspection and certificate of occupancy process.
• Ensure a smooth and successful handover to the client.

Qualifications:

• Minimum of [3] years of experience as a Project Manager in high-end residential construction.
• Proven track record of successfully managing complex custom home projects.
• In-depth knowledge of residential construction methods, materials, and building codes.
• Strong understanding of project management software and tools
• Excellent communication, negotiation, and interpersonal skills.
• Exceptional organizational, time management, and problem-solving abilities.
• Ability to read and interpret blueprints, specifications, and other construction documents.
• Strong leadership skills with the ability to motivate and manage subcontractors and team members.
• A keen eye for detail and a commitment to delivering exceptional quality.
• Proficiency in Microsoft Office Suite (Word, Excel, Outlook).
• Valid driver's license and reliable transportation.
• Fluency in Spanish is a must
