New Destiny's mission is to end the cycle of domestic violence and homelessness for low-income families and individuals by developing and connecting them to safe, permanent, affordable housing and services. To achieve its mission, New Destiny builds and manages housing with on-site services; offers innovative programs that assist survivors in finding and retaining affordable housing; and works to expand access to permanent housing resources for survivors. New Destiny is the largest provider of supportive housing for domestic violence survivors in New York and is a leading advocate in the effort to obtain the resources needed to end family homelessness in New York City.
Job Purpose
The Building Superintendent ensures the building remains operational, clean, and served. The primary purpose of the Building Superintendent is to perform inspections and building repairs as needed. The Building Superintendent oversees and provides directions to the on-site Porter. The Building Superintendent collaborates with on-site social service staff to provide ongoing maintenance repairs to the tenants in a trauma-informed capacity. This position reports to the Facilities Manager.
Duties and Responsibilities
New Destiny is staffed by an extraordinary group of hard-working professionals that are fully committed to our mission to end the cycle of homelessness and abuse. We believe all staff working with our tenants and clients, starting with our social services team but including building staff and management, should receive trauma- informed training and be committed to helping our survivors find stability. New Destiny is building out its own property management department and as such is seeking a Building Superintendent that can bring significant experience to help shape this new position and set us up for success with managing our buildings. The responsibilities include:
Building Oversight
Performs hands-on maintenance/repairs including, but not limited to fixing minor plumbing leaks, clearing clogged drains, repairing or replacing faucets or fixtures, changing light bulbs and ballasts, resetting circuit breakers, repairing minor drywall damage, patching and painting walls and doors, fixing cabinets, changing locks or door handles, addressing minor issues with doors and windows, repairing minor issues with flooring.
Proactive in building inspections and reports leaks, mechanical failures, structural, masonry, plumbing, electrical, and other repair needs to the Facilities Manager.
Works with porters to clean dust, mop, wax, buff, strip, and wash community spaces in building as necessary. Leads by example.
Manages maintenance and operation of building systems, including boilers, HVAC, electrical, lighting, plumbing, and fire safety systems.
Maintains logs and conducts building inspections to ensure emergency lights, fire extinguishers, boiler, fire and CO2 alarms, and HVAC systems are operational.
Responds to work orders in an appropriate timeframe and escalates issues to Facilities Manager for third-party contracted work to complete orders if needed.
Works with Porter to remove/clear trash and remove snow from sidewalks. Oversees trash removal and ensures building meets City requirements. Maintains proper operation and cleanliness of the compactor room and refuse rooms on floors as applicable.
Oversees unit turnovers as vacancies occur, works quickly to get units back online.
Manages unit showings for potential tenants.
Ensure backyards are maintained year-round for tenant usage, including ongoing landscape maintenance and seasonal upkeep.
Requirements
Reports and responds to emergency calls for custodial assistance when needed during off-hours.
Work closely with building security guards and assist in ensuring the ongoing security of the building.
Always maintains a professional demeanor. Interacts positively with others to meet organization's objectives.
Uses the app-based program to update maintenance records and organize and complete work orders.
Has safety training in disposing of hazardous materials and use of PPE.
Yearly commitment to training in trauma-informed care and working with survivors of domestic violence.
Ability to communicate, manage, and complete multiple tasks at once.
Excellent customer service skills, handling matters in a courteous and timely manner.
Qualifications
High School Diploma or GED preferred.
Current New York Fire Department S-95 Certification or willingness to get one.
Must be able to perform physical activities, such as lifting heavy items unassisted (up to 50lbs.), bending, standing, climbing, walking, and snow removal. Must be able to climb and use ladders.
Must be available to work flexible hours.
Ability to effectively communicate verbally and in writing.
Strong problem-solving skills.
A minimum of 3-5 years of experience in residential maintenance and repair.
Compensation/Benefits
The hourly rate for this position is $24-26 per hour. This is a full-time position with a benefits package including medical, dental, vision, short disability, PTO paid holidays and 401(k). EOE
