NYCHA / Affordable Housing Project Manager: Support Project Executive (PE) in all assigned projects and task responsibilities ranging from preconstruction, and subcontractor buyout, through construction management, and project closeout. Alongside PE provide leadership to the project team and ensuring project completion within budget, schedule and conformance with design documents. Develop and execute the bidding strategy with the PE and VP of Construction, including development of the project scope, schedule, and bid leveling. Develop a logistics plans with the PMs/superintendent so that the subcontractors complete their work efficiently, in a well-planned and coordinated way. Partner with PE to review all subcontracts and purchase orders prior to issuance Alongside PE, establish regularly scheduled ROJ meetings with procurement and PMs to review submittals / approval, equipment / material lead times and required on-site dates, manpower projections and the project schedule, quality / performance issues on and offsite. Tracking and monitoring open items, RFIs, and change order tracking Manage the DOB Permitting and Permit Closeout/Letters of Completion process Problem solves as assigned to work through any delays, emergencies, or issues that arise during preconstruction and course of construction Attend onsite walk throughs with subcontractors as directed Attend weekly design calls and internal coordination meetings Coordinate assigned subcontractors during course of construction Generate assigned subcontractor change orders during course of construction Generate RFIs for assigned trades during course of construction Generate assigned subcontractor requisitions during course of construction Generate assigned subcontractor completion charts Coordinate assigned subcontractor schedules from PE master schedule Coordinate material delivery schedules & projections NYCHA / Affordable Housing Project Manager Experience: Bachelor's degree in construction management, Civil Engineering, Architecture or related field preferred a must. 5+ years with related experience. Construction site (Field based) experience a must Experience with Affordable Housing Rehabilitation work a plus Skills of the NYCHA / Affordable Housing Project Manager: Strong communications, presentation and personnel management skills in order to effectively interact with clients, subcontractors and/or employees of the organization. Computer Skills: Proficient with Microsoft Office; Microsoft Project, and experience with Project Management software Computer Skills: Proficient with Microsoft Office; Microsoft Project and experience with Project Management software preferred Self-motivated and self-directed Organized and able to create multiple timelines, budgets, and schedules Knowledge of local, state, and federal building code regulations Able to build solid relationships with team members, vendors, and customers Must have excellent verbal and written communication and outstanding customer service skills, Detail-oriented, highly organized, self-Motivated and ability to prioritize tasks and projects with limited direction and time constraints. Ability to be resourceful and proactive in dealing with issues that may arise Must be a good culture fit: Professional presence, open-minded, positive attitude and team player Interact professionally with all office visitors and incoming callers.
