Summary:
The Building Maintenance Supervisor provides daily supervision over trades persons performing maintenance, repair and alterations in university facilities, and organizes in-house and contract resources, in order to effectively maintain a safe, functional, clean, efficient and attractive living and learning environment. This position requires minimal supervision.
Essential Functions:
Defines and prioritizes work to effectively direct the daily operations in each zone by preparing schedules for employees and contractors to ensure work is completed efficiently.
Maintains contact with requestors developing effective customer service relationships.
Observes and monitors information on the progress of repairs and resource allocations ensuring maximum performance.
Ensures availability of supplies and materials to accomplish assigned tasks.
Responds appropriately to all emergency, sensitive, and routine work requests, in order to provide reliable service to the university community.
Monitors the quality of maintenance and repair work, to ensure work meets OSHA, ADA, fire, local and federal regulations.
Ensures a high level of quality service, which results in a safe, functional, clean, efficient, and attractive living and learning environment.
Participates in the selection of new employees, to ensure competent employees are hired, and is responsible for maintaining order and productivity of the unit, in order to further the mission of the department.
Oversees unit compliance and use of the Performance Management Program and the Individual Development Program to assure that unit and staff development goals are documented and met.
Manages daily assignments and various duties, such as budget monitoring and development, work activity reports, and schedules, in order to accomplish necessary tasks.
Utilizes the computerized maintenance management system (CMMS) to manage the workforce.
Gathers performance data from the (CMMS) to identify trends and work load issues.
Reviews plans and specifications for projects in development and process, submits recommendations and is available for consultation on projects, to ensure that university standards are maintained and updated as needed.
Attends various meetings and training sessions, in order to enhance ability to manage, train, and stay up to date with mission and direction of the department.

Supervisory Responsibility:
Reporting directly to this position are 6-16 trades persons assigned according to the zone of responsibility.

Position Type/Expected Hours of Work:
Full-Time.
Approximately 35 hours per week, as well as weekend on-call status approximately every 6 to 8 weeks.
Salary Range:
$90,000 - $100,000 annually.
Required Education and Experience:
High school diploma or equivalent.
Minimum 8 years of relevant experience journeyman level trades experience.
At least 2 years supervisory experience with various trades in an institutional environment.
Ability to read and review blueprints.
Experience working in a diverse cultural environment and managing a diverse workforce.
Maintain valid drivers license with fewer than 2 points.
Ability to walk from one location to another within assigned zone.
Preferred Education and Experience:
Associate's degree or equivalent.
10+ years of relevant experience.
Ability to work on ladders, scaffolding and at heights of 40 feet or more, and lift 50 lbs. preferred.
