About the Position:

POSITION SUMMARY

  • Responsible to establish the overall "Working Safe for Life" safety culture on the project which supports the goal of zero incidents and accident. Maintain code compliance at all times while executing the safety management program.
  • Demonstrate exceptional understanding and knowledge of how to plan, organize, manage and execute the project related specifically to MEP Systems.
  • Manage all aspects of the project MEP Systems, ensuring quality that exceeds expectations and results that add value for the client and project.
  • Provide the leadership to successfully manage MEP trade subcontractors i.e. mechanical, plumbing, fire protection, BMS, electrical, and low-voltage special systems, suppliers and other stakeholders, inspiring them to achieve their best work.
  • Ensure projects meet or exceed our client's expectations and are completed according to plans and specifications, meeting all relevant code and regulatory compliance.
  • The MEP Superintendent provides leadership and serves as the liaison between project team members, promoting the interests of both the business and clients related to all MEP matters.
  • The MEP Superintendents work will align with and support the Purpose, Vison and Values of Lewis.

In Order to Succeed in This Role

Primary Functions & Essential Responsibilities

Safety

  • Participate in developing an appropriate Site-Specific Safety Plan, specifically related to the MEP systems for the project that establishes a strong safety culture and performance that achieves zero incidents/accidents.
  • Promote the belief that every injury and incident is preventable. Lead by example and be vocal and engaged in safety communications, status, successes, and improvements.
  • Promote the Lewis "Working Safe for Life- Living Safe for Life" message on the jobsite.
  • Ensure compliance with the Lewis EHS plan and all regulatory authorities and codes
  • Develop and support safety best practices that create personal accountability for protecting ourselves, coworkers and the public from harm at all times.

Leadership

  • Lead all MEP field operations and partner with the superintendent(s) and project manager(s) to create a cohesive team environment that operates consistent with our Lewis values and achieves high levels of performance.
  • Provide leadership, while working closely with architects, engineers, and other stakeholders, to maintain the project quality, cost and schedule.
  • Meet regularly with direct reports and other team members. Review and monitor their performance and provide them specific feedback to foster professional growth and accountability.
  • Leads by example demonstrating curious listening and open, honest, candid and respectful communications.
  • Serve as a company spokesperson and champion for company initiatives and communications to field teams on a consistent and regular basis.

Preconstruction

  • Plan all phases of the MEP work, referencing the Construction Life Cycle, Effort 06 Project Planning as a guide.
  • Work with the superintendent(s) to develop the initial project schedule establishing the contract duration of the project which can be used to inform the overall project budget.
  • Work with the superintendent(s) to update the schedule with addition detail as design evolves and subcontractors and suppliers confirm commitments to durations and procurement.
  • Work with the project manager(s) and project engineer(s) to develop a procurement schedule that supports the requirements of the master schedule. Include detailed MEP coordination and BIM execution plans.
  • Work with the superintendent(s) to develop a site/project logistics plan that incorporates all temporary facilities, access and safety considerations to facilitate the installation of the MEP systems.
  • Evaluate and advise on major MEP equipment selection (as applicable) optimizing cost, production, logistics, safety and quality.
  • Provide constructability feedback on all MEP systems to optimize the project delivery and provide exceptional value to our client.
  • Schedule and participate in all pre-construction conferences with the permitting authority or AHJ.
  • Have a working knowledge and understanding of the owner contract, general requirements, general conditions and subcontractor scope documents.

Construction

  • Work with the superintendent(s) to develop, manage and update the detailed CPM master schedule as well as produce the short interval schedule with accurate durations and activity relationships.
  • Work with the superintendent(s) in leading the weekly subcontractor and foreman meetings to review progress and communicate the plan consistent with the short interval schedule.
  • Coordinate, sequence and plan the installation of all MEP scopes of work. Demonstrate a willingness to create opportunities for all contractors to be successful
  • Coordinate all required inspections including those with consultants, special inspectors, AHJs and owner vendors.
  • Work with the MEP project manager(s), project manager(s), and project engineer(s) to develop and manage the project QA/QC plan to ensure work meets or exceeds company standards and all applicable code and contract requirements.

Closeout, Turnover and Documentation

  • Actively participate in the process to achieve project occupancy and acceptance by the AHJ, owner and architect.
  • Resolve MEP and CX punchlist items and deficiency reports in a timely manner.
  • Ensure all daily reports and observation reports specifically related to MEP systems have been reviewed and outstanding issues resolved and documented.

People Management and Development

  • Understand all roles and responsibilities and hold direct reports accountable.
  • Identify, train and mentor future field leaders, Train your Replacement!
  • Recognize opportunities in hiring and promoting that support Lewis diversity goals.
  • Support and guide project engineers in development of field related responsibilities: RFI and submittal development, detailing and shop drawing review, material procurement and expediting, field operation support and safety awareness.

Client Relationships and Business Development

  • Build and maintain positive working relationships with clients, designers, consultants and key influencers. Instill confidence by demonstrating project experience and industry knowledge when called upon.

Technical Expertise

  • Remain updated on new construction technologies, tools, equipment, materials and processes related to MEP systems, share findings as needed.
  • Remain current and proficient with the company's project management and scheduling software.
  • Be proficient at reading plans, specifications and project requirements.
  • Possess a working knowledge of BIM including navigation in the model and development of work packages.

Skills, Knowledge, Qualifications and Experience

  • Minimum 10 years' experience in commercial construction management successfully overseeing multiple, multi-million-dollar projects.
  • Familiar with all types of structural building frames, interior systems, exterior envelopes, MEPF systems and conveyance.
  • Mastery of building process and best practices.
  • This position requires proven expertise in self-perform work, construction management, budget development and control, estimating, preconstruction, and field personnel management.
  • Extensive experience and knowledge working with regulatory agencies throughout the critical construction period.
  • Proven ability to solve complex problems in a collaborative, team-based culture.
  • Proven ability to hire, develop, and motivate high-performance teams.
  • Proven ability in presenting and public speaking.
  • Proficiency in Microsoft Office Suite (Word, Excel, Outlook) and project management software, preferably Primavera (P6), Phoenix or Microsoft Project. Familiarity with Procore or other project planning tools is preferred.
  • Safety training including completion of OSHA 30 and current First Aid, CPR, and AED training.

Salary: $147K-$182K
