The Real Estate Development Manager is responsible for identifying, evaluating, and developing new convenience store sites that align with Maverik's growth strategy. This role involves market analysis, site selection, relationship-building with municipalities, negotiation, and guiding projects through the approval process. The Manager ensures each project supports Maverik's expansion strategy while balancing business needs, regulatory requirements, and community engagement.
Essential Duties and Responsibilities:
- Identify new potential sites and complete site reconnaissance and demographic research.
- Review current market trends and stay current on new convenience store competition within a given market. Understand the development process and challenges within markets.
- Develop and maintain relationships with Municipalities, including but not limited to, City Staff, City Council, Planning and Zoning Commission, Board of Adjustment, Various Neighborhood Groups, & the City Mayor
- Create market level strategies regarding expansion of new sites, rebuilt sites and obtaining neighborhood and city support.
- Represent the company at city meetings to obtain site approvals. Responsible for educating others about Maverik and creating the persuasive case needed to obtain approvals.
- Provide direction and feedback to site development team during the design and city approval phase
- Negotiate contractual terms with potential sellers, developers, neighbors, cities, etc.
- Prepare site tours for market visits
- Work with internal staff both in and out of the Real Estate/Construction Department to keep them updated on site status
- Additional responsibilities as assigned
- Adheres to all company policies and procedures
Qualifications: Education
- Bachelor's Degree in Real Estate, Community & Regional Planning, Business or Finance preferred
Qualifications: Experience
- 5+ years of previous real estate experience, commercial real estate experience is preferred

Compensation & Benefits
Pay Range: $92,000 -$111,000
The above salary range represents a general guideline; however, Maverik considers a number of factors when determining base salary offers, such as the scope and responsibilities of the position and the candidate's experience, education, skills, and current market conditions.
