ABOUT THE ROLE

Reporting to the Director of Land Development, the Senior Project Manager is responsible for coordinating and executing all activities related to assigned developments and projects. These activities will include coordination and collaboration with the overall Howard Hughes project team and any outside design consultants, contractors, and agencies having jurisdiction and inspection responsibilities.

What You Will Do

  • Initiate and maintain risk management program associated with the building and development of large-scale master-planned communities (SWPPP).

  • Negotiate, execute, and manage all consultant agreements and subcontract agreements related to land development as well as vertical commercial construction.

  • Manage all development budgets to ensure that each Business Unit and Category are accurate

  • Maintain and update cash flow forecasts related to all land development operations and vertical amenity construction operations.

  • Coordination with all agencies including, but not limited to, governing authorities, department of real estate and utility companies as it relates to entitlements and necessary approvals.

  • Maintain allocated lot development costs, coordinate same with Project Accountant and Finance.

  • Generate and maintain overall project schedules for complete master plan development.

  • Obtain bonding and sureties as required while reporting same to Corporate.

  • Responsible for the successful delivery of new projects according to construction schedules, contract documents, land development budgets, environmental studies, and geotechnical reports.

  • Ensure timely and accurate installation of all land development improvements including grading operations, water and sewer services, dry utilities, paving, sidewalks, landscaping, entrance improvements and amenities.

  • Ensure that contractual and other commitments are kept with contractors/consultants, trade partners, and developer partners and that they comply with approved policies, procedures, and all applicable laws and regulations.

  • Provide leadership, financial input, and organization in the planning process for communities and ensure that communities operate at or above targeted performance levels.

  • Coordinate with the Sales, Finance and Management Teams to synchronize efforts and implementation of processes.

  • Assist with the preparation and processing of land use documents and related infrastructure design/improvement plans.

  • Review subcontractor billings and change orders for approval.

  • Preparation and processing of bid packages, take-offs, and contracts.

  • Participate in all project consultation meetings to align design and construction expectations early.

  • Manage environmental consultants and ensure timely progress and compliance.

  • Participate in the kickoff of design consultants and monitor consultants progress through planning, design, and bidding phases.

  • Work collaboratively with design teams to ensure the timely completion of project document meeting established milestones.

  • Review plans and contracts for completeness, compliance with design milestone requirements, and constructability assumptions.

  • Develop and maintain a comprehensive system of document control and project tracking logs during the design and construction phases.

  • Attend and document all Owner/Engineer/Contractor meetings to maintain continuity and ensure prompt resolution of issues.

  • Establish and maintain construction document control systems to ensure accurate record-keeping during construction execution.

  • Monitor and coordinate temporary installations and site utilities such as temporary power, telecom, and data connections.

  • Proactively identify and mitigate impacts to project schedules by anticipating delays and proposing corrective actions.

  • Review and assist with negotiation of final Change Order amounts with contractors to ensure cost control and contractual compliance.

  • Manage project closeout including final punch list resolution, contract change finalization, lien release collection, and warranty/O&M document review.

Skills & Experience

  • Bachelors degree either in Construction Management, Civil Engineering, or similar

  • Demonstrated understanding of environmental regulations, including CLOMAR/LOMAR, wetland permitting and managing Type II water rights a plus.

  • Professional Engineer Registration (AZ) a plus.

  • GIS experience, a plus.

  • Posses excellent written/oral communications and presentation skills and effectively interact with internal/external stakeholders and leadership team.

  • Relevant experience in working with local/regional planners, designers, civil engineers, structural & specialty professional engineers/scientists, regulatory agencies.

  • Proficient with Windows operating systems, business applications and standard MS Project software.

  • Must have a minimum of 5 years of project management of horizontal project experience.

  • Must have experience in delivering various types of land development projects.

  • Proven ability to multitasking and managing multiple projects.

  • Must have the ability to identify problems and resolve issues in a quick and timely manner.

  • Must have excellent people skills and possess the ability to diffuse tense situations with contractors, vendors, and employees.

  • Must have the ability to work in a team environment while leading the project team from conceptual design through completion of multiple projects.
