**Construction Project Manager**

**Nature of Work**
Provide overall management for a project or assist senior management on
projects. Manage a field staff, contract documents, subcontractor
performance, vendor compliance, budgets, costs, safety, profitability,
and statutory and legal compliance. Maintain constructive relationships
and communicate with clients, vendors, subcontractors, inspectors,
community officials and company staff. This Project Manager will have a
primary emphasis on projects within our Light Industrial portfolio (i.e.
distribution facilities, tilt-wall buildings, etc.).
**Essential Duties and Responsibilities**
- Conduct pre-construction reviews including estimate review and
contract documents.
- Develop purchasing strategies, and schedules.
- Ensure subcontractors meet expectations of contract documents.
- Direct and supervise the purchase of major equipment.
- Establish and coordinate overall project schedule.
- Ensure labor, material, subcontractors, and equipment cost control
for all projects.
- Ensure accurate completion and updating of all required project
reports.
- Maintain client relationships and assist in development of new
business.
- Ensure projects are completed per contract documents and schedule.
- Assume responsibility for providing a safe work environment, as well
as complying with all statutory and regulatory requirements.
- Exercise initiative or, as directed, perform additional duties to
meet the needs of the organization.
**Supervisory Responsibilities**
The position may have supervisory responsibilities.
**Qualifications**
To perform this job successfully, an individual must be able to perform
each essential duty satisfactorily. The requirements listed below are
representative of the knowledge, skill, and/or ability required.

**Education**
A minimum of a Bachelor\'s degree from a four-year college/university or
equivalent experience.
**Experience**
- Two to five years or more of related work experience required.
- Experience managing Light Industrial projects is preferred, but not
required.

Physical demands for this position are moderate. Typically the employee
may sit comfortably to do the work. However, there may be walking,
standing, bending or carrying of items (25-50 pounds) such as plan
documents, papers, books, parts, etc. There may be times of physical
exertion, such as long periods of standing; walking over rough, uneven
or rocky surfaces; recurring bending, crouching, stooping, stretching,
reaching, climbing or similar activities. The work may require specific
but common physical characteristics and abilities such as above-average
agility and dexterity. Requires a good ability to see, hear, and speak.
**Work Environment**
Standard project site environment that may include machinery, parts and
chemicals. May require protective gear.
**Additional requirements:**
Other skills and traits needed to perform the work include:
- Proficiency with current version of Windows, PC platform required
- Familiarity with cu rent version of Microsoft Office Suite required
- Must type 50 wpm or better
- Good oral and written communication skills in English required
- Good spelling, grammar, and basic math skills required
- Basic accounting skills required
- Must be able to file alpha-numerically
- Experience working within the building trades (design or
construction) preferred; experience working with legal and insurance
construction documentation helpful
- Must present professional appearance and conduct
- Good customer service and interpersonal skills a must
- Dependable person with good attendance and punctuality required
- Must exhibit a positive, helpful attitude
- Must be organized and detail-conscious
- Must demonstrate conscientiousness and a high degree of accuracy in
work product
- Must complete work in a timely manner and prioritize workload
