The Building Engineer works independently at times as well as working well with various teams at multiple Class A Facilities. This role will perform maintenance and repairs to the buildings and grounds while displaying a high level of ownership, responsibility, customer service and professionalism. We are looking for someone to support the implementation and documentation of site safety plans and all Blanton Turner operational standards and guidelines as well as site specific standards, policies and procedures relating to the engineering department. A Day in the Life

Essential Functions

  • To further the brand of Blanton Turner through proactive maintenance of the property and working well with stakeholders.
  • To oversee functionality of all building systems including mechanical, plumbing and electrical systems and be able to troubleshoot, diagnose and repair minor issues and coordinate vendors for major issues.
  • Know how to operate Fire, Life, Safety systems and participate in annual tests and trainings.
  • Understand and gain expertise in managing BMS, lighting controls and any other platforms or apps that control building systems.
  • Perform minor repairs such as door and lock repairs, minor appliance troubleshooting and repairs, drywall repairs and paint touch-ups, and some janitorial tasks as needed, including pressure washing.
  • Willingness to help with non-building systems (site specific but can include some sports related equipment).
  • Maintain aquatics systems such as lap pool, spas, steam room and sauna.
  • Responsible for following preventive maintenance plans and tracking work in work order systems or warranty logs.
  • Communicate respectfully and effectively with co-workers, vendors, tenants, owners and the public in the various forms required of the job (in person, phone, email and other various platforms).
  • Understand site budgets for applicable categories.
  • Follow quality standards and ensure quality control.
  • Complete all work in a timely and professional manner.
  • Must work safely at all times.
  • Be available on-call for after-hours emergencies.
  • Provide weather related proactive measures such as deploying ice melt
  • Communicate respectfully and effectively with co-workers, vendors and the public.
  • Must have good organizational skills.
  • Must be able to follow instructions as well as be able to give detailed instructions to the team.
  • Show accountability for all work and actions by setting a strong example and work ethic.
Requirements
  • Minimum 3-5 years of experience in building operations and maintenance, or similar.
  • Demonstrated working knowledge of typical office building systems (e.g., mechanical, fire and life safety, electrical, HVAC, security systems, plumbing, etc.)
  • Possess administrative skills required for the job including emailing, using building platforms such as work orders and BMS systems, Microsoft suite
  • Knowledge of adhering to local sustainability requirements including Living Building Guidelines.
  • Ability to read blueprints/CAD drawing preferred.
  • Must be able to lift 90 lbs.
  • Ability to work at heights and from ladders.
  • Certified Pool Operator preferred.
  • Boiler Grade IV License preferred.
  • Experience with Building Automation Systems preferred.
  • Valid drivers license and insurance.
  • Reliable transportation to be able to Rove between properties.
  • Ability to multi-task and prioritize workload to meet deadlines.
  • Work well under pressure with excellent organizational skills.
  • Problem solving and resourcefulness.
  • Excellent communication skills, both written and verbal.
  • Work independently as well as collaboratively.
