Summary of Job Duties and Responsibilities
Coordinates and supervises the operation and the staff of the central heating and cooling plant.
Coordinates and supervises the work and assigned duties of all Central Plant employees
Schedules work and supervises the training of all employees in proper plant operation and procedures
Maintains records on a variety of work related duties
Supervises a preventative maintenance program for all central plant equipment
Responsible for operational checks on a variety of systems and equipment in the Central Plant and performs operational checks on other systems and equipment as conditions dictate
Understands boiler water chemistry and maintains checks and balances on water treatment
Monitors, regulates and controls the building's environment and the mechanical components with the campus energy management system
Maintains the campus energy management system's remote sensing and monitoring system components
Maintains a twenty-four hour a day procedure for responses to emergencies and after hour's maintenance
Implements maintenance programs for boilers, chillers, and all auxiliary plant and equipment and instructs employees regarding proper maintenance procedures
Maintains records on daily consumption of utilities and other data as required
Procures materials in an appropriate manner
Responds to emergencies and after hour's maintenance as conditions dictate
Assists in the documentation of current and future repair, maintenance and general improvements to the physical facilities
Ability to maintain records and make reports from such records and to provide cost estimates and data as requested
Enforces approved policies, procedures, and codes
Maintains a safe working environment and enforces safe working practices
Maintains inventory of assigned tools and supplies
Communicates with faculty, staff, employees, students, salesmen, and contractors in an effective manner
Evaluates employee's performance and is responsible for the hiring, promotion, disciplinary action or dismissal of employees being supervised
Provides assistance to other maintenance and operation disciplines when necessary
Other duties as assigned.
Minimum Education Requirements
High school graduate or equivalent.
Minimum Experience and Skill Requirements
Minimum of five years' experience working in a heating/cooling, power generation facility
Must possess a valid driver's license and meet the requirements to operate a university vehicle.
Utility outage experience as a first line supervisor
Considerable knowledge of the occupational hazards and necessary safety precautions related to steam plant operations
Working knowledge of cogeneration
Ability to understand instrumentation gauges and meters, application, calibration, and maintenance
Ability to judge the reasonableness of field data based upon sound analytical techniques
Ability to detect and locate malfunctions and defects in plant apparatus as well as interpreting impending failure from boiler logs
Ability to supervise the work of steam plant technicians.
Demonstrate ability in energy conservation
Demonstrate ability to direct and organize multiple operations simultaneously
Experience in working with automated building controls software; Honeywell, Automated Logic, Trane, etc.
Demonstrate positive interpersonal skills
Demonstrate ability to communicate effectively and project a positive image
Ability to respond to emergencies outside of normal work hours
Ability to perform the essential functions and requirements of the job
Demonstrate ability to read and interpret and make adjustments to applicable computer programs related to environmental control
Ability to troubleshoot mechanical maintenance problems
Preferred Education and/or Experience Qualifications
Contractor's Boiler License
Physical Demands
Ability to lift at least 75 pounds
Must be able to work in confined spaces
Must be able to work in extreme heat and cold at times
Must be able to access and work in all work areas including, but not limited to, roofs, crawl spaces, mechanical rooms, on scaffolding, on lift unites, etc.
Work can be in inside or outside in all environments
Work in inclement weather.
Work Hours
Extended hours and holiday work required.
This position will be required to work to provide critical services during University holidays, closures, and other emergencies, as needed. Critical services refer to the units that ensure the continuation of key operations and services that directly relate to the security, safety, and/or physical operation of the University (including services to students). Critical services employees will be required to report to work unless their supervisor advises otherwise.
Hourly Rate/Annual Salary $28.35 (Additional pay dependent upon qualifications)
