SUMMARY/OBJECTIVE:

The Purchasing Manager must build strong, productive relationships with trade partners, business partners and all McKee Homes departments. Lead with process improvement and implementation to ensure quality performance and enhanced quality of life for McKee associates, homeowners, customers, and trade partners. As a McKee team member, the Purchasing Manager will negotiate with vendors for the purchase of all materials, supplies, equipment, and services used by the company as well as overseeing plans, permitting, costs, and budgets.

Requirements

ESSENTIAL DUTIES AND RESPONSIBILITIES:

  • Collaborates with other departments and leadership to identify and develop needs and requirements for equipment, materials, products, and acceptable substitutions.
  • Develops a purchasing strategy.
  • Negotiates prices and contracts with suppliers.
  • Assesses current material availability; reasonably predicts future availability based on the market, delivery systems, and other variables.
  • Prepares and presents market conditions and merchandise cost reports.
  • Evaluates and approves conditions for issuing and awarding bids. Evaluating vendors based on quality, timeliness, and price.
  • Research potential Trade Partners and have a clear understanding of all capabilities and ensure all are prepared for future growth and business plan expectations.
  • Builds and maintains relationships with Trade Partners while also resolving grievances with vendors, contractors, and suppliers.
  • Maintains and/or implements purchasing and recordkeeping systems.
  • Acts as the companys representative in negotiations with suppliers
  • Work collaboratively with other departments, including but not limited to land development, construction, marketing, finance, and design to ensure all internal goals and deadlines are met.
  • Communicate product changes to sales, construction, and Trade Partners.
  • Assist in reviewing house budgets to verify accurate base house and margin costs.
  • Incorporate regular field time into your schedule to better understand trade performance and opportunities to affect change.
  • Validate that architectural plans are accurate and reflect most current specifications.
  • Ensure scopes of work are updated on a quarterly basis.
  • Ensure that all new communities are properly prepared for bid, that bidding is completed and correctly set up in the system prior to starting any production homes.
  • Drive value-engineering efforts to ensure the most cost-effective product. Provide recommendations to reduce costs.

This position has no supervisory responsibilities

WORK ENVIRONMENT

This job operates in a professional office environment and routinely uses standard office equipment such as computers, phones, photocopiers, electronic stamp machines, and online systems. Must exercise initiative and meet objectives with minimal supervision.

POSITION TYPE/EXPECTED HOURS OF WORK

This is a full-time position. Days and hours of work are Monday through Friday, 8:00 a.m. to 5:00 p.m.

TRAVEL

Travel within your local area is expected.

REQUIRED EDUCATION AND EXPERIENCE

  • High school diploma or GED
  • Bachelors Degree, preferably in Business, Engineering, Finance or Accounting
  • Finance or Accounting work experience strongly preferred
  • Home-building industry experience preferred
  • Advanced Proficiency with Microsoft Excel
