Duties and Responsibilities:
Leadership: (20%)
Assigns subordinates or crews work orders for various maintenance, custodial, groundskeeping, construction, repair, and preventative maintenance activities.
Supervises the work of all subordinates, ensures work is performed safely, and upon completion, inspects for compliance with departmental standards.
Ensure that all departmental personnel are properly trained and can complete their duties as assigned.
Evaluate the performance of employees and perform administrative functions for the management of all front-line personnel. Tasks include but are not limited to, leave approvals, time absentees, performance evaluations, and work reports.
Supervise all assigned security service personnel by ensuring that they show up on time, fulfill all post orders, and are professional in appearance and demeanor.
Work Habits: (20%)
Completes repairs to the physical plant as required.
Performs accident and incident reports as required.
Advise on and/or respond to emergencies on a 24-hour basis.
Perform other related duties as assigned.
Behavioral Standards: (20%)
Predictable and reliable attendance is required to provide consistency and continuity of business services provided to the college.
Institutional Support: (25%)
Responsible for ensuring that all assigned facilities are safe, clean and presentable.
Inspect building, grounds, and equipment and make recommendations for various types of repairs and maintenance needed to the physical plant at assigned locations.
Assists with executing quality assurance checks, inspecting the work of contractors and service providers, and the creation of cost estimates and requisitions for supplies and equipment as requested.
Inspects buildings and assists with ensuring compliance with Access Control Policies and Procedures, by verifying that access to these facilities is restricted, properly monitored, and secured after normal operations.
Responsible for the proper documentation and execution of the college Key/Access Card Distribution Program.
Team Relations: (15%)
Assists with the coordination of all emergency response protocols for all on-site emergencies. Communicates the status of these emergencies to the lead site administrator, Office of Safety and Security, and other appropriate personnel.
Required Education:
Associate Degree OR two (4) years of directly related work experience
Required Experience:
Five (5) years in the building construction trades, building maintenance, or repair of mechanical equipment OR
Three years of supervisory experience in these professions.
Required Knowledge, Skills and Abilities:
Language Skills: Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, construction drawings, diagrams, blueprints, or governmental regulatory manuals. Ability to write reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the public. Must be able to demonstrate the proven abilities of intellectual reasoning, power of persuasion, and consistent dedication to the position.
Mathematical Skills: Ability to work with mathematical concepts such as probability and statistical
interference, and fundamentals of plane and solid geometry and trigonometry. Ability to apply concepts
such as fractions, percentages, ratios, and proportions to practical situations.
Reasoning Ability: High Skills: Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
Computer Skills: Knowledge of Microsoft Office software (Outlook, Excel, PowerPoint, and Word). Ability to learn to operate College-specific software and applications.
Other Qualifications: Ability to establish priorities and meet deadlines. Must be able to work in a fast-paced environment with a demonstrated ability to multi-task.
Required Licenses or Certifications:
Valid, unencumbered drivers license.
Preferred Education: Bachelor's Degree or equivalent course work in construction management, construction technology, engineering, or any combination of these courses.
