The 14th Street Y is a vibrant Jewish community center located in Downtown Manhattan. Each year, tens of thousands of New Yorkers of all ages, races, and ethnicities come to 14Y as members, visitors, or partners to experience our high quality and varied programs centered around arts and culture, early childhood education, summer camps, fitness and aquatics, Jewish life, and older adult services.

The Role: THIS IS NOT A LIVE-IN POSITION . The Building Superintendent ensures the building remains operational, clean, and serviced seven days a week. The primary purpose of the Superintendent is to perform inspections and building repairs as directed. The Building Superintendent provides on-site direction to the contracted cleaning staff. This position reports to the Director of Operations and works closely with the Building Engineer.

  • Acts as a point person for maintenance, operation, and cleaning matters for the 14 th Street Y building and Sirovich Center.
  • Collaborates with staff and organizations to provide strong customer service to program areas.
  • Oversees the work of contracted cleaning staff.

Responsibilities:

  • Performs hands-on maintenance/repair including but not limited to: fixing minor plumbing leaks, clearing clogged drains, repairing or replacing faucets or fixtures, changing light bulbs and ballasts, resetting circuit breakers, repairing minor drywall damage, patching and painting walls and doors, fixing cabinets / furniture, changing locks or door handles, addressing minor issues with doors and windows, repairing minor issues with flooring, addressing carpet stains or damage, replacing ceiling tiles, and installing baseboard trim.
  • Performs minor building repairs and is proactive to reports leaks, mechanical failures, structural, masonry, plumbing, electrical and other repair needs to the Director of Operations.
  • Works with cleaning staff to clean, dust, mop, wax, buff, strip, wash, service areas of building as necessary and schedules intensive cleaning during holidays; leads by example.
  • Works closely with the Director of Operations and Rentals Manager to ensure that daily schedules for cleaning staff to complete room set-ups and moving are completed.
  • Assists Building Engineer with maintenance and operation of building systems; including boilers, HVAC, electrical, lighting, plumbing, and fire safety systems; ensures the building temperature is comfortable.
  • Supports cleaning staff as needed to set-up and break-down rooms for activities, including furniture moving, arrangements, placements of equipment, and other program needs.
  • Maintains, logs, and conducts monthly building inspections to ensure emergency lights, fire extinguishers, boiler, fire, CO2 alarms, and HVAC systems are operational per code.
  • Maintains regular schedule of self-inspections to ensure that cleaning staff is completing all cleaning and servicing responsibilities in assigned areas in a satisfactory and timely manner.
  • Has current FDNY S-95 certification, understanding and operation of the Fire Alarm Control Panel (FACP), checks fire extinguishers monthly, and participates in fire and other emergency drills.
  • Works with cleaning staff to remove/clear rubbish and remove snow from sidewalks, and is responsible for ensuring that this is done by cleaning staff if Superintendent is not on-site.
  • Reports and responds to emergency calls and/or for custodial assistance.
  • Ability to prioritize work orders, and consult with Director of Operations to assess the urgency and shift priorities as necessary.
  • Proactive communications to set and update expectations on projects, and to alert staff when their projects are complete.
  • Work directly with the Educational Alliance compliance team to ensure all facilities items are taken care of in a timely manner.
  • Always maintains a professional demeanor; recognizes and respects people as individuals.
  • Performs other duties as assigned by supervisors.

Requirements:

  • Current New York Fire Department S-95 Certification or willingness to get one.
  • Has safety training in asbestos, hazardous communication, lock/tag out, confined space, PPE, etc.
  • High School Diploma or GED required; trade school diploma/certificate preferred; four years of maintenance experience preferred.
  • Previous training and ability to work with latex materials and sealants, paints, pesticides, caustic chemicals, and with dust and noise; experience in safely disposing of hazardous materials.
  • Ability to identify stains and how to use proper chemicals for their removal; experience operating manual and power equipment and has ability to train others.
  • Must be able to perform physical activities, such as, but not limited to, lifting heavy items (up to 50 lbs. unassisted), bending, standing, climbing, and walking, and snow removal.
  • Must be able to climb and use ladders, Genie lift, and to work at or above 30 feet.
  • Must be available to work flexible hours, including nights and weekends; routinely required to work under inclement weather conditions.
  • Team player with excellent organizational and time management skills; interacts positively with others to meet organization’s objectives.
  • Ability to communicate, manage and complete multiple tasks at once.
  • Excellent customer service skills, handling matters in courteous and timely manner.
