Summary Statement The Maintenance Superintendent for Delaware State Parks oversees statewide maintenance operations and supports park-specific maintenance teams to provide a high-level visitor experience across 17 state parks, marinas and zoo. Provides leadership and coordination across diverse crews, including Arborists, Masons and Trail Crews. Collaborates with park staff and leadership to assess infrastructure needs and recommends large-scale improvement projects. Ensures high standards of facility upkeep, resource management and project execution across all state parks, contributing to a positive visitor experience and the long-term sustainability of park assets. - Directs comprehensive building maintenance and repair programs.
- Analyzes maintenance and other project cost of performance, recommends and/or institutes changes to reduce costs where indicated.
- Provides recommendations and work plans in difficult complex projects and provides technical assistance to subordinate supervisory personnel.
- Inspects building and grounds for hazards; takes corrective action to remedy the situation and maintain energy management and preventative maintenance programs.
- Advises administrative supervisor of essential major additions, alterations and replacement of mechanical facilities consistent with needed services.
- Estimates operational costs, schedules needs and budgetary allowances, consults with professional and technical personnel regarding specific projects, participates in the planning and implementation of the facility's capital improvement program.
- Supervises selection training promotion and discipline of employees.
- Maintains building and plot plans, operational and maintenance design, interprets drafts and writes and reviews specification files for planning and control, and writes reports.
- Directs a program of grounds care and upkeep, security and fire watch.
JOB REQUIREMENTS for Physical Plant Maintenance Superintendent II
Applicants must have education, training and/or experience demonstrating competence in each of the following areas:
- Three years experience in planning, directing and implementing maintenance and preventative maintenance programs involving all aspects of trades fields such as plumbing, carpentry, painting or HVAC.
- Three years experience in performing work in a variety of trades fields such as plumbing, carpentry, painting or HVAC.
- Three years experience in estimating cost, time and materials for projects.
- Six months experience in interpreting safety and building codes, laws, rules, regulations, policies and procedures.
- Six months experience in interpreting blueprints, schematics or technical drawings.
- Six months experience in operations management which includes planning, directing, coordinating, controlling and evaluating operations typically through subordinate supervisors.
- Possession of a valid Driver's License (not suspended, revoked or cancelled, or disqualified from driving).
