Experienced Handyman Full-Time, Year-Round

Were hiring a full-time Handyman / Property Maintenance Technician to maintain and repair a portfolio of 30 residential rental units.
This is a year-round, steady work position no chasing side jobs or slow seasons.
Location: Ocean County, NJ ( Toms River, Barnegat, Manahawkin, Beach Haven West) Local applicants only
Pay: $40,000k-45,000k/year (based on experience)
Hours: 40 hrs/week + occasional after-hours emergencies (paid extra)
Recommended, but not required: Your own basic tools

Responsibilities: (example)
General repairs: minor plumbing, electrical, carpentry, drywall patching, painting
Turnover prep: lock changes, touch-up paint, fixture installs, small repairs
Preventive maintenance: HVAC filter changes, smoke detector checks, seasonal upkeep, gutter cleaning, power washing, water sealing
Small installations: blinds, shelving, towel bars, light fixtures
Document all work with before/after photos

Not Included in Base Pay
Major plumbing/electrical work, roofing, HVAC installation, large remodels
(We hire specialists for those projects)

Requirements
3+ years experience in home repairs or property maintenance
Able to lift 50 lbs and work on ladders
Strong communication skills and reliable work ethic
Must pass background check
