HPWT Maintenance Supervisor
Classification Minimum Requirements:Completion of an approved apprenticeship program in a recognized trade and relevant experience to total five years; or a high school diploma or equivalent and five years of relevant experience. Appropriate vocational/technical training may substitute at an equivalent rate for the required experience.
Job Description:Lead, assist, schedule, motivate and evaluation the High Performance Work Team (HPWT) consisting of Maintenance Generalist, Custodial Worker III and Custodial Workers engaged in the maintenance and custodial needs of the assigned HPWT Zone. Ensure proper safety procedures and policies are consistently followed. Develops schedules, determines work order priorities, assign work appropriately, and monitor performances. Inspect on going work and assist employees as needed. Uses computer to requisition supplies and materials, generate project estimates, communicate with employees and customers, and track assets.
Regularly communicates with HPWT Zone Customers to ensure that the team is meeting their needs, expectations and completing work in a timely and professional manner. Provide immediate response and solutions to customer issues that arise during normal working hours. Assigns Work Orders in AiM and charges time as needed.
Supervises and may assist in skilled work repairs to furniture, cabinets, windows, screens, floors, roofs, stairs, structures, equipment & all related work. Install ceiling tiles & grid. Supervises and may assist in installing flooring (vinyl sheeting and tile) wall base, chair rails, molding around doors, windows and cabinets, crown molding, etc. Supervises and may assist in renovation work & repairs to existing structures (the installing or relocating of doors, windows, walls, flooring, etc.) Install & repair doors, mortise locks, latches, shingles, exit devices, door closures (L.C.N. disabled door systems) door vents, glass door panels, etc. Supervises or may assist the maintenance as needed to the interior and exterior walls & floors with the proper masonry materials. Supervises and may assist the repair to replace and install ceramic tile. Inspects, tests, and measures completed work using devices such as hand tools or gauges to verify conformance to standards or equipment use. Supervises and may assist as needed to repair or replace plumbing, electrical, lighting, equipment, systems or the components thereof as assigned. Repairs or replaces worn or damaged floors, ceiling, doors, stair tread, door closers and locks as necessary.
Assists custodial staff employees in minor cleaning of halls, offices, shops, classrooms, restrooms, conference rooms, laboratories, gym areas, locker rooms, elevators, and stairwells etc. By performing task including, but not limited to sweeping, dusting, dust-mopping, wet-mopping, spot-mopping, emptying and cleaning waste and recycle bins, cleaning water fountains, door matting and spot washing and cleaning of walls, doors, and partitions.
Provide support service and coordinator repair efforts with other trades, and contractors, as may be required for timely and efficient repair of buildings and equipment.
Recommend or initiate employment actions (interviews, disciplinary actions, promotions, transfers, reassignments, etc.). Makes recommendations to the Maintenance Superintendent and Assistant Director. Conducts quarterly performance reviews of assigned personnel. Coordinates and ensures that the HPWT is trained and competent to discharge their duties, assignments and responsibilities. Checks and approves time for employees on Kronos.
Perform preventative inspections on, but not limited to, all building classrooms, equipment, entrance doors, etc. to include monthly generated preventive maintenance reports.
Requires Class E Drivers License.
Required to complete training prescribed by Facilities Services Training and Education Department, and the Universitys Compliance Training.
Required to follow and adhere to all Building Services Standard Operating Procedures, and Facilities Services Policies and Directives.
A criminal background and post-offer health assessment will be conducted.
NORMAL WORK SCHEDULE:
5:00AM to 1:30PM (Monday through Friday). Workdays and shift times may vary in response to customer needs for special event coverage and/or departmental needs. Some overtime may be required.
Total hours per week is 40.
Management retains the right and discretion to modify schedules, building assignments, shifts and/or days for operational purposes.
Position is considered as Essential Personnel as defined by UF Policy.
Expected Salary:$46,500.00 Annually
Required Qualifications:Completion of an approved apprenticeship program in a recognized trade and relevant experience to total five years; or a high school diploma or equivalent and five years of relevant experience. Preferred:Completion of an approved apprenticeship program for multiple trades, or a high school diploma and four (4) years of appropriate experience.
Working knowledge of computers and asset management systems.
Knowledge of the principles and techniques of the skilled building trades, mechanical, and repair work, safety procedures and requirements in maintenance and repair work.
Skilled in hand tools and equipment.
Ability to perform a variety of skilled trade functions, read blueprints and schematic drawings, follow verbal and written instruction, ability to plan, organize and coordinate work assignments, and work cooperatively in a team environment.
