The Pre-Construction Manager is responsible for leading and managing all aspects of the pre-construction phase for multifamily residential projects. This role involves close collaboration with developers, architects, engineers, and internal teams to develop accurate budgets, schedules, and logistics plans. The ideal candidate will bring a deep understanding of multifamily construction, strong estimating and planning skills, and the ability to transition projects smoothly into the construction phase.
Key Responsibilities:
Preconstruction Planning & Management
- Oversee and coordinate all pre-construction activities from project inception to construction hand-off.
- Develop project scopes, budgets, value engineering options, and schedules.
- Lead pre-construction meetings with internal teams, clients, and design professionals.
- Work with estimating team to prepare conceptual and detailed estimates based on schematic or design development documents.
Estimating & Budgeting
- Develop and manage preliminary and final construction budgets.
- Solicit and review subcontractor and vendor bids for accuracy and completeness.
- Identify cost-saving opportunities and value engineering alternatives specific to multifamily projects.
- Maintain historical cost database for future project benchmarking.
Design & Document Review
- Coordinate design development and construction document progress with the design team.
- Review and comment on drawings and specifications to ensure constructability, cost-efficiency, and code compliance.
- Identify and resolve potential design or scope issues before construction.
Client & Stakeholder Coordination
- Act as the primary point of contact for clients during pre-construction.
- Communicate clearly with developers, ownership groups, and investors regarding budgets, timelines, and project risks.
- Ensure that all stakeholder expectations are aligned throughout the pre-construction process.
Qualifications:
- Bachelor's degree in Construction Management, Engineering, Architecture, or related field.
- 7+ years of experience in construction, with at least 3 years in preconstruction roles.
- Proven experience with multifamily residential projects (garden-style, mid-rise, podium, wrap, high-rise, etc.).
- Strong knowledge of construction means and methods, building codes, permitting processes, and sequencing.
- Proficiency with estimating software (eg, ProEst, Sage, Bluebeam, PlanSwift) and Microsoft Office Suite.
- Excellent communication, negotiation, and leadership skills.
