The Superintendent has overall responsibility for property maintenance and/or coordination of the maintenance function. Will perform repairs to the site, maintain equipment and ensure a well-maintained building and grounds. Requirements for a Superintendent: High school diploma or equivalent, some college preferred. Two - five years of experience in general maintenance. Knowledge of plumbing, carpentry and painting. Documented apprenticeship or vocational schooling in lieu of two years' experience. Valid NJ driver's license. Ability to frequently lift and carry articles less than or equal to 35 pounds and occasional lifting and carrying of articles greater than 35 pounds with the assistance of a device or lift. Responsibilities for a Superintendent: Responsible for overall maintenance, preventative maintenance, repairs, inspections and upkeep of property. Responsible for timely apartment turnover, oversight of contractors and move-ins/outs. Performs minor repairs/tasks for residents and assists in community events. Responsible for recommendations of building system improvements, capital repairs and capital items requiring upgrading or replacement. Responsible for emergency response and to be on call for such response.
