Job Title: Estimator
FLSA Status: Salaried, Exempt
Job Location: Office
Position Summary
Manage the take offs and estimates, with all administrative duties and ensure the effective, timely completion of all tasks.
Essential Duties and Responsibilities include the following. Other duties may be assigned.
Responsible for:
- Manage master plan take offs for all plans.
- Review all plans and elevations for each community to ensure consistency with details and construction techniques are maintained.
- Review start tracker for all upcoming starts and confirm all budgets are complete in NewStar Enterprise.
- Oversee all lumber takeoffs and maintain the takeoffs once purchase orders are released to the field. Work with the site managers on any discrepancy that may arise.
- As takeoffs are needed to be corrected/adjusted, update NSE and reissue any purchase orders for work that is yet to start.
- Manage parts library along with the purchasing team to ensure pricing is updated on a monthly basis.
- Build and maintain effective relationships with suppliers, trade subcontractors and field team.
- Assist with all other special projects and tasks as directed by Vice President, Operations.
- Review all scopes of service and ensure the bids align with scopes as they are outlined per community.
- Coordinate with VP Operations to determine schedules, tasks and durations of time to set up new plans and communities.
- Be the point of contact for all bids and estimates.
- Work with the Purchasing Team to assist where needed.
- Review NewStar Enterprise and NewStar Sales to confirm all option takeoffs finalized and options are ready to be assigned retail pricing.
- Manage bid tracker with all incoming bids/estimates.
- Work with Purchasing Team to award trades and issue award letters.
- Site visits to verify lot specific conditions are estimated prior to lot being released
- Review lot specific foundation and framing engineering to ensure the documentation matches the site conditions.
- Work with Purchasing to create craft estimates on per lot basis.
Managerial Responsibility:
This position does not supervise other employees.

Base Salary: The expected base salary range for this position is between $80,000 to $90,000 per year, depending on experience and skillset. Base Salary is paid bi-weekly, every other Friday.
