General Responsibilities:

This position requires an individual who will be an integral member of the Renovations Team, working closely with both the Conventional Acquisitions Team as well as Asset Management.

Detailed Responsibilities:

Due diligence:

  • Assist Acquisitions group and Property Management with on-site visits to determine extent and general scope of value-add activities for new asset acquisitions.
  • Identify deferred maintenance and construction defects in the existing building structure.
  • Assembly of sketches or design proposals for inclusion in value-add plan.
  • Rapidly assemble pricing for alternatives being considered by the Acquisitions group.
  • Provide suggestions for value add alternatives that may result in cost savings or be perceived by prospective renters as being superior to alternatives routinely seen at the price point being targeted.

Scope assembly:

  • Working with acquisitions and asset management team to determine scope of renovation projects and associated pricing.
  • Working with Property Management to determine scope of deferred maintenance projects and associated pricing.
  • On-site investigation of site conditions and coordination with site staff.
  • Identify contractors to participate in bidding on various projects.
  • Assembly of the bid request template including the scope of work, the alternatives, the template by which the bidders are to respond, and summarize the bid results to facilitate comparison of bidders.
  • Coordination with designers and architects on major CapEx items.

Contract administration:

  • Collection, organization and analysis of bids received
  • Negotiation with contractors and suppliers on price and scope
  • Contract Service Agreement assembly from bid comparison sheets and scope of work
  • Contract tracking through signature and filing process
  • Insurance form collection with contracts and filing
  • Intent to Lien notice tracking and alignment with Lien Releases
  • Monitor the payment process from invoice receipt to payment.

Weekly reports, updates and preparations:

  • Contract tracking report
  • Investments – Capital Execution Team Weekly update
  • Information must be compiled from various sources and presented in a concise and formal manner to a wide audience.

Coordination with other departments and entities:

  • Regular project updates with asset manager and capital partners.
  • Ability to present complex cost forecasts to compare against budget.
  • Ability to compile presentation materials for management and capital partners to demonstrate progress to date and future project plans.
  • Train the property management staff on the account codes to be used for the various construction projects that have been authorized.

Special projects include:

  • Update Specialized Work Action Tactical Team (SWAT) specifications sheets
  • Assist in new market SWAT projects
  • Outreach to contractors in various markets to develop a reliable contractor pool
  • Product research for use in various rehab projects
  • Renovation inspections at various project sites, both locally and nationally
  • Accounting research and tie out with budgets and cost tracking
  • Assembly of quarterly presentations including milestones and successes of Renovations Team for company-wide meetings

Skills Required:

  • Bachelor’s degree in construction management or business with some working knowledge of the construction industry
  • Strong knowledge of Microsoft products, Word, Excel, Outlook
  • General understanding of construction contracts and principles
  • General understanding of financial concepts and the real estate private equity business model
  • Strong self-starting personality
  • Organizational skills, tracking, following up, confirming completion
  • The ability to problem-solve and/or ask enough questions to find the answers
  • Ability to organize travel independently and stick to strict deadlines and schedules
  • Willing to travel as needed.
  • Excellent verbal and written communication skills, including follow up calls and cold calls
  • Ability to interact with a wide range of players including contractors, property management, asset management, acquisitions, management, capital partners

Job Type: Full-time

Pay: $85,000.00 - $95,000.00 per year
